When to Choose Lime Plaster for Older Devon Properties
Modern gypsum plaster is great for modern builds, but older properties often need a different approach. Here's when lime comes into its own.

Devon has no shortage of older properties, from stone cottages to period terraces and listed buildings. These homes were built to behave differently to modern construction — they were designed to breathe, allowing moisture to move through their walls and evaporate naturally. That's where lime plaster and lime render come in.
Modern gypsum plasters and cement-based renders are designed to set hard and hold moisture out. In a modern cavity-walled property that's exactly what you want. But applied to an older, solid-walled building, those impermeable materials can trap moisture inside the fabric of the wall. Over time that can lead to damp problems, blown plaster and decay of the original masonry — the very things you were trying to prevent.
Lime is different. Lime plaster and lime render are vapour-permeable, meaning they allow the wall to breathe and release moisture. They're also more flexible than cement, so they can accommodate the slight movement that older buildings are prone to without cracking as readily. For traditional properties, that compatibility with the existing structure is the whole point.
So when is lime the right choice? Generally, if your property pre-dates the widespread use of cement and gypsum — typically anything built before the early 20th century — it's worth considering lime for any plastering or rendering work. That's especially true for listed buildings, where there may also be permissions to check before alterations begin. Even on newer traditional builds, lime can be appropriate where you want to maintain the character and breathability of the original construction.
It's important to understand that lime work behaves differently to modern plastering. It cures rather than simply dries, and the curing process takes time and the right conditions. Aftercare and decorating guidance are specific to the lime materials used — you can't treat a lime finish the same way you'd treat a freshly skimmed gypsum wall.
