It's easy to take ceilings for granted — we look at our walls constantly, but the surface overhead rarely gets the same attention. That is, until a crack appears, a patch starts to sag, or worse. Catching ceiling problems early can save a lot of hassle and expense, so here are the signs worth looking out for.

Cracks are the most common warning sign. Not every crack is serious — hairline cracks can appear as plaster naturally ages or as a building settles. But cracks that are widening, that follow a pattern, or that keep returning after being filled are worth investigating. They can indicate movement, or that the plaster beneath is no longer firmly bonded to the ceiling.

Sagging or 'blown' plaster is another clear sign. If a section of your ceiling appears to be dropping, or if it feels hollow and moves slightly when pressed, the plaster has lost its bond to the surface above. This is particularly common in older ceilings with lath and plaster construction, where the wooden laths can deteriorate over time. A sagging ceiling won't fix itself, and a section that's coming away can eventually fall.

Water staining is a sign that needs prompt attention. A brownish ring or discoloured patch usually means there's been a leak above — from a roof, a pipe, or an upstairs bathroom. The leak itself needs to be fixed first, but the damaged ceiling plaster will also need assessing. Even once it's dried out, water-damaged plaster is often weakened and may need local repairs or, if the damage is extensive, replacement boarding and a new finish.

Loose material or small pieces of plaster falling from the ceiling should never be ignored. It's a clear indication that the ceiling finish is no longer sound. The good news is that a damaged ceiling can usually be repaired — whether that's a local repair to a small area, boarding over a more extensively damaged ceiling, or skimming a suitable existing surface. The right approach depends on the condition, which is why an on-site assessment matters.

If you've noticed any of these signs in your home, it's worth getting the ceiling looked at before the problem gets worse.
